RESERVATIONS

Reservations can be made by calling our office 828 274-6978 or Toll Free 888 861-9487 seven days a week from 9:30 AM to 5:00 PM on Monday through Saturday and 11:00 AM to 5:00 PM on Sundays or on the Internet 24 hours a day.  Prices quoted at this site are for time periods indicated and may be subject to change without notice.

 

PAYMENT AND SECURITY DEPOSIT

 A 50% ADVANCE RENTAL AMOUNT MUST BE RECEIVED TO CONFIRM YOUR BOOKING.  PAYMENT IN FULL IS TO BE MADE IF ARRIVAL DATE IS WITHIN 45 DAYS OF BOOKING. A LEASE/VACATION RENTAL AGREEMENT will be emailed or mailed to you after the reservation is made. This document will detail policies and due dates, if any. RECEIPT OF A SIGNED VACATION RENTAL AGREEMENT WILL BE REQUIRED PRIOR TO YOUR ARRIVAL AT THE PROPERTY AND Agent reserves the right to cancel your reservation without receipt of this document.  On-line Bookings require your acceptance of the stated Terms and Conditions in lieu of signing a lease.

 The down payment includes half of the rent, half the sales, use and occupancy tax, the optional Trip Protection Insurance, the $65.00 Process fee, (plus NC sales and use tax) and the SECURITY DEPOSIT for the property which will be refunded if the property is left in proper condition. This reservation and all payments made are non-refundable and non-cancellable.  We encourage guests to purchase our Trip Insurance to cover illness, accidents and certain military situations etc. which would prevent your staying at the property.  See Trip Insurance and Cancellation information below. THE ENTIRE BALANCE OF YOUR VACATION RENTAL AGREEMENT AMOUNT IS DUE IN OUR OFFICE 45 DAYS PRIOR TO YOUR CHECK-IN DATE. Personal checks are acceptable for advance rental amounts, balances and security deposit payments provided the check is received 45 days prior to the vacation rental agreement date. Bookings made and payments due within 45 days of arrival must be in the form of certified or cashier’s check, money order, Mastercard, Visa or Amex. A 2.5% Booking fee will be charged for On-line and telephone payments. Also, a $35 service charge on all returned checks will be added to your balance. All advance rent amounts will be deposited in an INTEREST BEARING TRUST ACCOUNT at Capital Bank, 1310 Hendersonville Rd, Asheville, NC 28813, with the interest accrued going to Asheville Connections Inc.

 

DAMAGES TO PROPERTY

Each reservation is subject to a SECURITY DEPOSIT which will be collected at time of the reservation.  This amount will be refunded to guest after departure if the property is left in good condition.  If necessary, part or all of the SECURITY DEPOSIT will be retained to pay for damages, including leaving the kitchen in any condition other than it was upon arrival.  Damages done to the property which exceed the amount of the Security Deposit will be charged to the credit card of the guest.            

                Asheville Connections has a thorough inspection policy to ensure our rental units are in good condition.  Please assist us by reporting any broken or non-functioning appliances to our office upon your arrival so that we can dress these at once.

TRIP INTERRUPTION INSURANCE

This is available as an option on each reservation. The fee for the insurance is 7% of all rents, fees and taxes.   TRIP INTERRUPTION INSURANCE IS NON-REFUNDABLE AND MUST BE PAID FOR AT LEAST 30 DAYS PRIOR TO ARRIVAL OR AT THE TIME YOU MAKE YOUR RESERVATION, WHICHEVER IS EARLIEST. Asheville Connections Inc. receives a portion of this fee for processing the insurance purchase. The policy covers standard trip interruption due to medical emergencies and military deployment which occurs within 10 days of departure date on lease. Asheville Connections Inc and the owners that they represent do not refund in the event of severe weather affecting your arrival, stay or departure.

CANCELLATIONS

In the event of a cancellation of a confirmed rental for any reason, Asheville Connections Inc. must be notified in writing and will make every reasonable effort to re-rent the property. IF THE PROPERTY IS NOT RE-RENTED, NO REFUND WILL BE PAID. If the property is re-rented for the original vacation rental agreement amount, tenant will receive a refund of the advance rental payment less $150 cancellation fee plus tax. If re-rented for less than the original rate, tenant will receive the balance of the advance rental payment less $150 cancellation fee plus tax and less whatever amount necessary to make full payment to the owner. All refunds will be made within 60 days of receipt of the re-rented advance rental payment. If you purchased the optional Travel Insurance, that insurance premium will not be refunded

 

CHECK-IN PROCEDURE

CHECK-IN time is After 4 PM on your check-in day. Once you have paid the balance and submitted the signed lease, you will receive driving directions and entry instructions for your specific property.  Early check-ins will be available, for a fee, on a limited basis. For early check-in you must call the day prior to your arrival to make arrangements and get permission. 

CHECK-OUT PROCEDURE

CHECK-OUT time is 10 AM.  Please observe this rule as our housekeeping staff needs time to prepare for our next guests. Upon leaving, secure all windows and doors, wash dishes, clean out the refrigerator, place all trash into plastic garbage bags and into Outside garbage cans with lids tightly secured, leave all towels in the home and leave the beds unmade and return key to the appropriate keybox or office.   If your home requires extra cleaning because you left it in poor condition, you may be charged an additional cleaning fee. A charge will be deducted from your security deposit if you do not replace key into keybox or return key to our office, whichever is appropriate.

 

TRANSFERS

TRANSFERS A $100 fee (plus NC sales and use tax) will be charged for transferring a confirmed rental for the same property within the same rate period.

 

PETS (Dogs Only)

Houses that allow pets are indicated in the listings.  You must pay the $125 dog fee, never leave your dog unattended at the property unless crated and agree that your dog is on a flea program. Asheville Connections reserves the right to remove guests from premises if dog rules are not adhered to.  Pet owners will be financially responsible for damages and extra cleaning. Limit 1 dog per property.

 

FURNISHINGS AND EQUIPMENT

Homes are furnished for normal housekeeping with dishes, cookware, flatware, glasses, grills and basic appliances.  Please grill on the concrete or in designated areas. We are also pleased to provide bed linens and towels for all of our rentals. Please be sure to pack any specialty items that you may require during your stay. Porta-cribs, high chairs, fishing poles, mountain bikes and river equipment may be rented locally.

 

CONDITION OF PROPERTY

Every effort has been made to ensure that our descriptions and distances to attractions are accurate; however, we CANNOT BE HELD RESPONSIBLE for changes made by owners in furnishings or equipment, inaccurate descriptions, distance errors, or printing errors. PLEASE NOTE THAT WE WILL BE UNABLE TO MOVE YOU TO ANOTHER HOUSE BASED ON THESE ISSUES.

OCCUPANTS

Represent themselves to be an adult 25 years of age or older. In addition, all occupants (“Permitted Occupants”) of the house must be either (1) the tenants named on the lease (2) 25 years of age or older (3) direct descendants of the occupants (such as children, grandchildren or great-grandchildren), (4) direct ancestors of the occupants (such as parents or grandparents) (5) siblings of the occupants, and/or (6) a maximum of one (7) additional person for each occupant, direct descendant, direct ancestor or sibling of the occupants. If occupants do not comply with this paragraph Tenant(s) and occupants will be refused entry onto the premises and Tenant(s) or occupants will not be entitled to a refund of any rent payments made. NO EXCEPTIONS.

 

OCCUPANCY

The permitted number of occupants as defined by the local county health departments is listed in the directory. Asheville Connections will not allow overcrowding of the house beyond the existing bedding. No RVs, campers or mobile homes may be parked on the premises for the purposes of extra sleeping capacity.

 

CONSTRUCTION

Asheville Connections cannot predict construction plans in the area and therefore cannot be responsible for any construction that may be occurring near one of our mountain homes. No compensation or moves to other properties will be considered.

MAINTENANCE

All equipment in the cottages should be in working order. Please report any inoperative equipment to our office. Every reasonable effort will be made to promptly repair the same. No refunds will be made for inoperative air conditioners, appliances or for mechanical failure, or delays in utilities.

LOCKED CLOSETS

Contain owner’s personal property. Please respect these locked closets, cabinets or rooms. They are NOT INCLUDED as part of your rental.

ITEMS LEFT BEHIND

Asheville Connections cannot be held responsible for items left in homes. Please double check your cottage for personal items prior to departure. If we are asked to return items to you they will be returned C.O.D. plus a $25 processing fee.

FIREPLACES

These are available during the winter rental season, October thru April, only, and may not be used while the air conditioner is running.

HOT TUBS AND POOLS

Pools are cleaned between guests and hot tubs are cleaned between guest and mid week. Since neither the homeowner nor Asheville Connections employees are on the premises during the use of these amenities, the rental party agrees to be solely responsible for the use and operation thereof.

BED AND BATH LINENS

Bed and Bath Linens are provided at all of our vacation rental properties.

PARTIAL RESERVATIONS

Partial reservations (less than one week or less than a 5-night stay) can be made during our peak season if there is an opening after weekly or 5 night periods are filled.  The rental rate is to be determined by the rental Agency and the property owner. Linens, Hot tub and pool services are NOT Included in partial reservations. Guest may pay an extra fee for any or all of these services.

UNITS FOR SALE

Tenant understands that a vacation rental property may be listed for sale. Agent reserves the right to show each rental unit for sale to potential buyers. Every effort will be made to schedule the showing so that it does not interrupt the tenants vacation. Tenant understands that in the event of a sale or transfer of the rental property, the new owner may not be bound to honor a rental if it falls outside of the 180 days from the time the property transfer was recorded. In this event, tenant shall be entitled to a refund of rent payments made, by the new Owner. The sale or transfer of the property is subject to NC GS42A of the North Carolina Vacation Rental Act.

Such as fax and copy machines are available at our office for a fee.
